Hunter Homes ONLY uses Quality Processed Consistent FILL MATERIAL that was TESTED from a Reliable Source.

FIll Soil Material MUST be placed in LAYERS for PROPER COMPACTION RESULTS. Each layer of most FiLL MATERIAL must be a maximum thickness of 12". 6ft thick (Tall) piles of fill dumped on the ground and driven across the top with a skid steer loader only has one thick layer and cannot be compacted properly.

A Vibratory Roller is the required type of machine to achieve proper compaction when EACH LAYER is cross-rolled 3 times X 3 ways.

FILL MATERIAL MUST BE TESTED IN EACH LAYER. THE TESTING EQUIPMENT CAN ONLY TEST UP TO 2ft OF MATERIAL At A TIME ACCURATELY. There is no way a typical Nuclear Unit can test the entire depth of a 5ft or 6ft pile of fill that was dumped all at one time and only compacted once on the top of the pile.

ALL Soil Tests are complied in a Final Report.
From testing of fill soil samples to testing of Virgin scraped ground, to compaction testing of each layer. Hunter Homes may be the only Builder who places fill in LAYERS, Compacts EACH LAYER, Tests EACH LAYER and provides full Test reports for the ORIGINAL GROUND, EACH LAYER, and THE FILL MATERIAL ITSELF.

House slabs built on improperly compacted & tested junk fill material will settle at around the 20 year mark and dramatically damage the value of your home by as much as $150,000. SEE EXAMPLE of a dramatically de-valued home in the last section.

See illustration showing what happens to your foundation when improper compaction is performed on poor & inconsistent fill materials. The bottom areas as well as the un-scraped original ground will fail if not scraped and installed in Properly Compacted Layers with Appropriate Soils.

We install consistent PROCESSED fill material from a certified Supply Source that regularly tests and classifies their fill materials. Bandit sources call their Fill "DIRT" to avoid liability for the poor material they are selling.

Hunter Homes uses proper compaction methods & equipment. Engineering standards tables call out the proper equipment with each material type. Driving a skidsteer across the top of the piles is NOT OK by any standards.

Each layer of fill is properly spread, compacted with a vibratory drum roller 3 ways and tested before the next layer is installed. We also test the original ground after the topsoil is scraped. Do NOT settle for any other method.

All testing and reports are provided by a State Licensed & experienced Structural Soils Engineering firm with full documentation for the soil itself and each tested layer is provided in the final report.

MIXING MULTIPLE TYPES OF UNTESTED SOIL FROM UNKNOWN SOURCES CONTRIBUTES TO UNEVEN COMPACTION AND SETTLING. THIS WILL CAUSE THE HOUSE SLAB TO MOVE IN DIFFERENT AMOUNTS IN DIFFERENT LOCATIONS CAUSING SLAB & WALL CRACKS.

PROPER FILL SOIL FOR UNDER SLAB / FOUNDATION SHOULD BE CLEAN FILL PER THE BUILDING CODE. CLEAN FILL IS REQUIRED TO BE VOID OF VEGETATION AND WILL NOT GROW PLANTS.

DRIVING ACROSS THE TOP OF PILES OF DIRT WITH A TRACK SKIDSTEER LOADER WILL NOT COMPACT THE MATERIAL ALL THE WAY DOWN TO THE BOTTOM. THE TOP MAY PASS COMPACTION BUT THE LOWER MATERIAL WILL NOT BE COMPACTED TO PASS TESTING. THIS CONTRIBUTES SIGNIFICANTLY TO SETTLING. THE SOLUTION IS COMPACTING WITH A VIBRATORY ROLLER
IN LAYERS.

SKID STEER TRACK LOADERS ARE NOT COMPACTORS AND NOT LISTED IN THE APPROVED LIST OF EQUIPMENT TO PROPERLY COMPACT ANY TYPE OF MATERIAL. VIBRATORY ROLLERS ARE THE INDUSTRY STANDARD AND NECESSARY FOR PROPER SOIL COMPACTION.

TESTING THE TOP LAYER OF THE FILL UNDER THE FOUNDATION SLAB PAD WILL NOT CONFIRM THE COMPACTION OF THE LOWER LEVELS OF THE FILL MATERIAL. FILL IS USAULLY 3FT - 6FT THICK. EACH 1FT LAYER MUST BE COMPACTED AND TESTED TO BE ASSURED THE ENTIRE FILL DEPTH WILL PROPERLY SUPPORT THE HOUSE.
IMPROPER FILL MATERIAL PLACEMENT LEADS TO MULTIPLE TYPES OF SETTLING FAILURES THAT LEAD TO EXPENSIVE REPAIRS AND LOWER RE-SALE VALUE.
